Consumer Safety in Rented Accommodation & the Electrical Safety Regulations
As you may, or may not, be aware, the Statutory Requirements for Landlords to maintain electrical systems are clearly similar to The Gas Safety Regulations 1998, which places requirements on Landlords to ensure the safety of services supplied.

We at Technical Testing Services have developed an electrical inspection that is recommended for rented residential properties. The inspection covers the fixed installation as well as portable / transportable appliances because the two are intrinsically linked in a domestic environment.

The inspection specification is based on the guidance provided in :

  1. Health and Safety Executive Guidance Note 107, "Maintaining portable and transportable electrical equipment.
  2. Institute of Electrical Engineers, "Code of practise for in – service inspection and testing of electrical equipment".
  3. Institute of Electrical Engineers, "Guidance Note 3 (To BS 7671 ) – Inspection and Testing.

The Statutory Instrument No. 635, Electricity at Work Regulations 1989, Regulation 4.2 states :

"As may be necessary to prevent danger, all systems shall be maintained so as to prevent, so far is reasonably practicable, such danger".

Following our visit to the property we will provide the Landlord or Agent with a detailed Visual Inspection Survey report together with a Landlord’s Pass or Fail Certificate.
